Construction Management
RM Crowe utilizes the specialized services of Compass Construction Services, Inc., (an RM Crowe affiliate) to provide a wide range of development and project management expertise including:

RMC Construction Management is able to plan, manage, and execute a full menu of project management services, from conceptual design and pre-construction planning to move-in coordination.  RMC Construction Management implements strategies throughout the construction process that achieve the overall goals and objectives of its business partners and clients.

Property Management
RM Crowe is committed to using its extensive industry knowledge, consultative approach, and vast pool of resources to maximize the value of the real estate assets. RM Crowe’s property management division currently employs nearly 100 professionals overseeing a portfolio of approximately 4.2 million square feet of office and retail space utilizing platforms and processes that recognize all factors affecting the property, including capital and market conditions.

Property Management Capabilities:

  • Reconcile annual operating expenses and calculate escalations in accordance with lease terms
  • Implement tenant relations and retention program
  • Establish and maintain vendor relationships through evaluation of workmanship and service contracts

Financial Analysis
RM Crowe’s investment team oversees acquisitions, refinancing and asset management roles and responsibilities for our company.

The investment team currently manages all financial aspects of our 4.6 million square foot portfolio of office and retail space in seven major markets. A thorough understanding of financial, business, real estate, and overall market trends provides our team with a wealth of information allowing us to develop and execute the necessary strategies to meet our investment goals. The team’s core responsibilities include:

Market and sub-market analysis to identify investment opportunities
  • Asset acquisition and disposition
  • Pre-acquisition due diligence
  • Financial analysis and deal structuring
  • Re-capitalization transaction management
  • Leasing strategy review
  • Asset enhancement oversight
  • Investment performance analysis

Leasing
RM Crowe Leasing has the resources, expertise and, most importantly, experienced real estate professionals possessing extensive knowledge of the local markets and sub-markets, enabling the development and implementation of leasing and marketing plans appropriately tailored to each investment. Our professionals have long-standing market contacts, which, when added to aggressive marketing efforts, create leasing volume and in turn results in favorable revenue growth.

Our Leasing Department:

  • Oversees the implementation of various marketing techniques including direct mail, cold calling, tenant and broker leasing fliers, property brochures and press campaigns;
  • Arranges periodic meetings and events to update tenant representatives about leasing opportunities in our portfolio and reward them for past business;
  • Creates the Leasing and Marketing Plan in conjunction with the capital structure of the individual investment.
  • Reviews lease returns at the inception of negotiation vs. pre-approved return parameters;
  • Reviews competitive set information on a monthly basis for each asset;
  • Tracks every lease to improve the timeliness of commission payments to outside brokers;
  • Meets on a monthly basis to monitor all leasing efforts and activities; and,
  • Provides leasing services to owners of over one million square feet of office buildings for which we do not manage.

Legal
RM Crowe utilizes in-house counsel to provide specialized and responsive service to its acquisitions and asset management group, leasing company and property management team, in addition to providing oversight and consultation in the company's corporate and partnership structure.

Functions of the Legal Department include:

  • Review and negotiation of purchase and finance structures and documents
  • Oversight of land use, ad valorem tax and other operational legal matters
  • Review and negotiation of construction programs and contracts
  • Review leases and draft any non-standard provisions
  • Lease negotiations for large tenants
  • Oversight of landlord/tenant issues
  • Promulgate and update lease forms based on current market trends and legal developments

By using in-house attorneys, RM Crowe ensures quick responses on important legal matters as well as reduces potential liability exposure for itself and its clients. Additionally, RM Crowe's in-house legal staff provides these services at substantially discounted rates, thus decreasing the expense of outside counsel.

Information Technology
RM Crowe’s Information Technology department will assist each department in creating an efficient workflow process. We will ensure data integrity, prevent data loss, and maintain systems to ensure productivity.

Engineering
RM Crowe‘s Engineering team holds various certifications and licenses – including, the Systems Management Administrator and Systems Management Technician certifications from the Building Owners and Managers Institute and the Stationary Engineer, Maintenance Electrical, and Universal CFC licenses. In addition to these certifications and licenses, the team has substantial experience in operating, repairing and maintaining the real estate assets’ physical plants.

Our engineering team provides the following services to the RM Crowe portfolio

  • Regular property inspections and detailed feedback to building management
  • Continual training and education for building engineers
  • Energy management evaluations

In light of a challenging leasing market, our professionals are constantly focused on developing methods to decrease the costs of operating each property while not sacrificing tenant comfort. Besides monitoring utility consumption via the web and reviewing energy management controls, our professionals also focus on in-house lighting retrofits, chiller replacements (when fiscally prudent), and air balancing.
